History.

The auberge is located in the French Pyrenees department the Ariège in the Salat valley. Build at the end of the 19th century it has always been used as an auberge, in the beginning only as a restaurant and later as a hotel/restaurant. During a long time it has stayed in a local family, who is still the owner of the walls, and after a short period by a French family it was run during the last 15 years by us.


Description.

The auberge consists of 9 rooms all equipped with a private bathroom and WC and all recently renovated and a dining room with 40 places. Outside, the terrace overlooking two rivers offers a place for another 40 people.


Commercial.

The customers are mainly tourists (hikers, cyclists and fishermen) of which many regular people. We have run the auberge with one employee working part-time over the year and full-time during the summer with an additional 4 people during the summer. Although the most important part of the turnover is realized in the summer, its situation at 20 minutes of a ski-resort also provides turnover during the winter. Incorporated in the auberge is a private apartment consisting o a living room and 3 bed rooms. The auberge is opened 9,5 months from the beginning of February to half November and outside the school holiday periods the auberge is closed on Sunday night and Monday.


A possible opening during the Christmas holidays would offer the possibility to increase the turnover.


The walls are rented and only the goodwill and equipment are for sale (fonds de commerce) including a license IV to run a bar. Price: 185.000€.

Description of the buildings.


The building contains 5 levels of which the lowest 2 can only be seen from the back-side of the building, with a total surface of 900m².


Ground floor:

Entrance with a stairs to the hotel rooms, lounge with a big fire place and a passage to the terrace. Dining room with a small bar and WC, breakfast room, office, a fully equipped kitchen (which fulfills the present norms), washing-up room with a professional dish-washer, private living room. Outside is the terrace with furniture and 4 big parasols.


1st floor:

Linen room, 2 bed rooms for 3 persons and 2 bed rooms for 2 persons.


Intermediate level:

1 bedroom for 4 persons with bath room with bath, washing basin and WC.


1st basement.

3 bed rooms for private use, bath room, WC and various storage places. Big cellar with freezers a separate washing room with 2 washing machines, a laundry dryer and an ironing machine. A second cellar contains the central heating system (oil) and a 3rd cellar is used for storage of wine and drinks.


2nd basement.

2 rooms in use for storage of e.g. terrace furniture.


Garden.


Equipment.

Central heating system (in good condition and maintained on a yearly basis), washing machines, laundry dryer, professional dish-washer, professional coffee-machine, kitchen equipment, freezers, refrigerators, professional ironing machine, terrace furniture.

Norms.

The electrical installation, fire protection installation and fire extinguishers all fulfill the current norms and are yearly contractually checked and maintained (last visit safety comission June 2011). The kitchen fulfills the actual hygienic norms.
